Look at the trailing 12 month's expenses on the seller's operating statement.

I just bought a property where my lender gave a mortgage on the purchase with 20% down and a second mortgage on some stuff.

The last thing you want to do is to take out more leverage on these high-performing asset to try to figure out how to make more cash flow.
