Raimonds Lauzums if I understood your post, you have the means to pay cash for the property, live in it with the hope to convert to rental in a year or so, still have $50K left, and you previously owned a business that did not cash-flow, right?

Tone of voice and mannerism can be easily miss understood in a letter.

Understood, but there was guidance issued by Fannie in 2019 that clarified that second homes can be put out for short-term rental bookings if they meet certain criteria (ours does).

What I never understood is that I am here now in front of you telling you I want to hear your knowledge and do the best I can at getting ahead of people my age and STILL people have been very pretentious to me in past cases.

You might be able to borrow $60k if your starting salary is $50k...but anything beyond that, and you are looking at serious trouble.One thing I wish I understood better when I was young is that the value of a degree can vary TREMENDOUSLY from school to school.
