While the numbers aren't as high  around the holidays than other times of the year, if the pricing is correct you shouldn't have too much problem. 

what would be the best way to approach for them to correct the fence location? 

Reason I am asking is because I am looking at one right now and I want to ask for the correct information that an investor would want before I try and wholesale it.

Replying to your points...Yes, we're not able to get a LOC unless the bank is in first, or at least that was the position of the bank I spoke with 2-3 years ago.

Too many newbies are waiting for a market Correction, the reality when it happens interest rates will be higher and the Experience Investors are the ones that will be able to take advantage of the opportunities available..When I started about 3 years ago everything I was researching was at a new time high, my only regret was not starting earlier..If a deal makes sense and you have the resources to buy don't wait if your goal is to invest in RE..
