@Raj Kannan, there are opportunities in every part of the cycle, though not necessarily in every asset type or location.Yes, 50% does go towards expenses, but that's partially because you're putting money aside for the inevitable roof replacement, new water heater, etc.

@Mac L.If they are the old school gate type valves (they turn multiple items to open and close) they should be replaced with ball valves. (1/4 turn from full on to full off)You can probably get away with just doing the main house one (I almost always do these even if working) the rest are up to you.

School has been an issue with my youngest (learning disabilities) She can't quit her job until we replace her yearly income + healthcare (roughly 24K bring home + health) That being said, when you started in real estate investing how soon did you start using the income to live off of?
