@Joshua Schneiderman, @Jerry Stanford and  @Mindy Jensen We have decided to use an attorney to assist with crafting a solid Operating Agreement.

Update 10/23/2015The occupant decided to accept the relocation assistance offer and they are moving out in November.In the meantime, the court case went ahead for the eviction of the former owner.  

Hiring an RE attorney to assist would be advised. 

Prices will reflect that, but buying dirt cheap means selling dirt cheap in a small town that isn't "related" to a larger market.Study real estate basics, location, market influences, inventory turn over, economic factors that effect value.

I have 3 employees for the management division including a part time leasing assistant.
