Most landlords who invested in affordable and lower income rentals had the mentality that the tenant “was going to trash the property, so why would I invest beyond the bare minimum?”

my illness was mental. 

I’m beginning my Investor journey in the Buy and Hold realm and I’m spending lots of time on mentally connecting the admin dots of Legal entity and asset protection.

When this stuff happens to me, I just deal with it and make a mental note to tell the story about it on short term rental forum on the internet.  

After I pay some other expenses i have prioritized, I'll have about 60,000 or 70,000, plus i could get a renovation loan to do some light renovations of about 10,000.

Unfortunately some of the investors I've spoken to have this mentality that "the best deals aren't listed", which is a ludicrous idea to me, because no one is exactly going to call you to an alleyway pulling a house out of trench coats, but nonetheless, I'm curious as to what the biggerpockets' community thinks of this situation.

Most who rent rooms have transient mentalities and could possibly be difficult to manage.

Though I think herd mentality affects stocks more so than RE.At the end of the day, as several others have said, investors should invest in what they KNOW. 

If I wasn't financially and mentally prepared for such a loss it may led me to quit real estate investing all together.
