Front porch railings seem unnecessary, but maybe they'd help?

So many people are scared someone is going to try to sale them on something that they keep their guard up and prevent anyone from helping.One important note:make a voice call!! 

They might also be able to write the tenants a letter, and/or negotiate some kind of settlement or stipulation that prevents the tenant from taking legal action.

I only give them a short time (about 5 days) to meet for the lease signing before they lose their exclusive rights to the unit, so this prevents someone from dragging their feet after they've signed the contract to hold.Once the lease is signed, I take down the ads and send out emails to people in mid-marketing flow letting them know that the apartment has been rented but I will reach out if something falls through.

Some will even help you get your house and might prevent you from making some mistakes. 

I currently started my real estate education at Mt. SAC. When im done at Mt.SAC I plan to finish up a bachelors degree at USC. Has anyone taken a similar route in their RE journey?

The first facility I bought rained INSIDE the building;)  I didn't know that a non climate controlled facility should still have insulation to prevent condensation. 

With a robust lease you can prevent some of these issues and, if the tenant is being problematic, it makes the conversation easier to have. 

If you can find a duplex/triplex/fourplex to house hack I think that is the ideal scenario for saving money and preventing lifestyle creep IMO. 

I also predicted that the main tool that lenders would use to help prevent default would be forbearances.There's a huge difference between GSE backed loans and the rest of the loans in the hands of myself and other note investors out there.
