Check with a CPA to ensure it'll check the right IRS boxes too.Many/most banks will not allow the mortgage loan originator to also be the Realtor very specifically to prevent these types of games.

@Melissa Veazie I am also looking investment property in that area, found few good ones but due to oos, its little tough to find right property management company to trust their screening process. just to prevent situation like tanent stops paying rent and give excuses only, have you had any situation like this and how your know property management dealt with them ?

If he has back owed lot rent (whether it's recorded at the court house or not), the owner may be able to prevent you from leasing the unit until past due rent is paid in full.
