If he's retiring maybe he'd still like cashflow without the headaches of owning.

They buy one house and own it for 10-20 years or forever.The german population is shrinking.

My first rationale is the smaller homes will attract the type of tenet I’d prefer compared to the larger home I currently own which would be larger families.

People even rent out basement apartments in their own house.

Both the liability portion of the renters insurance (which your renter will pay) and the umbrella policy are generally quite reasonable, but I am sure that varies also with where you live and own property.

I own units with a wrap mortgage, however, the bank that had the current loan worked with us and basically let us take it over subject to because we were coming in to help save the owner/seller, so they were aware the whole time.
