I loved and also practice that advice, and while It's not gonna make or break your rental, I would definitely consider it moving forward with your renovation. 

I've started looking for deals alone mainly online through Zillow & Realtor and also have drove around looking at properties - haven't found anything yet but its been good practice so far trying to analyze deals!

I have4 no practical advice, as I have just started my first vacation rental in the last month or so. 

That is not unusual, but lack of willingness to tell you exactly what is lacking - rather than just deny you - is not a good business practice.

The intent is to prove your poor business practices/ attitudes when in legal disputes with your tenants.
