@Billy Raz working with residential loan officers vs commercial loan officers it seems the commercial guys are more transaction oriented vs (residential) relationship oriented.

@Oommen Eapen there are so many hard money lenders in Houston, I have some relationships with a few.

If not, is there another document that I should request be used to demonstrate our relationship?

That is until you have developed a good relationship with them.

Anyone in the real estate business for  the long haul should be working to have direct relationships with their investors absent intermediaries IMO.  

Out of curiosity, where did you meet your partner (I know this differs for everyone since partners can come from any number of relationships/locations)? 

True there are more fish in the sea, but I am kind of a long term relationship guy. 

I came to BP to learn, build relationships and network with some like minded folks.I appreciate the knowledge I've been able to gain on here so far so any further advice or opportunities in wholesaling and rental properties are highly welcomed!

Why not start developing a relation ship with a commercial lender now and get that headache over with.
