I would spend more time looking for a motivated seller with equity, now thats the hard part!

With this data its easy to combine that with what you learn web sites like trulia and realtor.c-m and loopnet, zillow ,homes.c-m ect to determine some sort of valuation.

If they try to get a new loan (of any sort, not just mortgages), this loan will affect their chances.

I do have a question of sorts if a deal does not make sense to me its better off just walk away without losing money.

You could go to a local REI club meeting to hook up with people that find these sort of deals.I think "demographic" is not the best way to search for deals.

If I get in the middle of a project and someone decides they don't like the project for whatever reason they can cause all sorts of trouble.

The owner is starting to feel motivation, since they do not plan on making any repairs, and know they will have to take a cash price for the home.I plan on taking pictures and/or video of the home on Wednesday, so hopefully I can get some assistance with estimating the repair costs.

Stephen Chatto I agree with the other posters, a motivated seller does not always mean a good deal.

I've only been to 2 meetings, but I leave there full of info, pumped up & motivated!
