After the vacancy is filled, that would add another $1,000 / month.The property is generally in good condition with some upside for appreciation and there are some changes I was thinking about to increase the value, I.e. converting from oil to electric and have the tenants in the residential property pay their own utilities.

The units are not metered separately, and all are charged utilities via an equal split averaged out over the past year's usage with a 50% markup.

For example if their bid was $30k, pay them $10k at the beginning to get materials, $10k when they’re about half way through and you’ve signed off on what they’ve done and then $10k at the end.

Appraisal from 6 years ago means little to nothing today.The area could have changed greatly since then and certainly construction materials,labor costs, along with legal fees charged.
