Ive called around, and there is Fannie mae agency loans with competitive rates like 5.9%, with a 5/30 amort.

August 2024 payroll numbers continue to show a resilient job market, despite revisions expected to push the data higher, following a trend seen in previous years.

Some agents will not take on listing that the owners think the property is worth X when the market is Y.  

Currently looking into doing a BRRR or a buy and hold in the FL market.

Are they paying market rent, are they excessively long or about to expire, etc etc.

@Roman A Sandlermore important than picking a market is having a plan for building a network.just to be blunt, i think a lot of investors pick a random market using a formula like you did, rather than picking a market where they might have some kind of advantage.
