Prepaying your mtg won’t lower your monthly payment.....you just pay it off earlier on the back end if you keep it that long and move your payments further down the amortization schedule, with more of the payment going to principle.$10k/year in negative cash flow verses your appreciation....your gamble and your call.

I know a lot of speculation, but if I have multiple exit strategies including possibly holding the property for much longer up to 5-7 years then it may not truly matter; although going in on higher cap may always be better because you have a greater chance of lowering.I don't know, just feel like, I am talking myself into it, buying now.Best time to buy may be brief period when the cap eventually goes high with market crash or adjustment and eventually the interest rates will need to be lowered to revive economy!

So once the three years for the original loan is up the bank will assess the property and from there will finance your new loan hopefully at a lower interest rate if your application goes through.

Pete,That location is most likely in a lower income/higher crime area (read the crime section of the Tacoma News Tribune, seems like most of the stories originate from that area), which is likely why the 4-plex is priced much lower than the comps i've seen elsewhere in Tacoma.
