an area I have never really investigated and it sounds like you would need to have a Bed and Breakfast permit.DHS 197.03 (Section 3) "Bed and breakfast establishment" means any place of lodging that provides 8 or fewer rooms for rent to no more than a total of 20 tourists or other transients for more than 10 nights in a 12-month period, is the owner's personal residence, is occupied by the owner at the time of rental, and in which the only meal served to guests is breakfast.Thanks,

However after investigating a little, it looks like to get a license in MD you have to be somehow associated with a agency.

(There is a school four properties away so they may have wanted to prevent school kids from investigating the unsafe structure) It's not humorous at all that a tenant lost her home, I am unsure if she had renters insurance but I set her up with my church St Pauls Episcopal in Maumee where they operate a food pantry and keep a charity fund for just this purpose and she already has the red cross housing her.

Not knowing the age and condition of the existing basement walls and foundation, I would recommend having a structural engineer investigate and let you know what type of loading the existing foundation may be good for.

Hi Juan,Sorry to hear about your situation.I recommend you sell or 1031 the property.Chalk it up to a learning experience.FYI, if you used standard CAR purchase contracts, you are advised in multiple forms and places to do your due diligence in these areas, such as:RPA – Section 11: Buyer is strongly advised to conduct investigations of the entire Property in order to determine its present condition.

That being said, I wouldn't buy the property without further investigation into the assumptions I'm less clear about (which is most of them).
