If I buy a property with tenants in place and they recently had there lease renewed do I have to honor that lease agreement or can I get a new one in place ?

The purest example of a capital appreciation investor is the investor who buys a parcel of undeveloped land or a city lot with the idea of allowing development to “catch up” to his acquisition and then sell to the highest bidder.  

You have to confirm there are no pending assessments and lawsuits against the HOA before buying and an assessment usually comes for roads, roofs, windows, decks, and stairs that were not done properly or have a safety issue.

You also should call your local zoning or permitting department to get information on areas you are interested in and how to be a legal STR.I 100% recommend making sure the STR could work as a LTR as well in case you have to pivot ever.

Compared to the US, the financing is different (if you need any), the legal system is different (you need to vet the parties), pre-construction works differently (if that's what you want to buy), the buyer/seller psychology is different, ...It's important that you get the needed knowledge or work with people who have it and have their interests aligned with yours.I have replied to hundreds of posts about investing in Mexico over the years so you might find some what you look for there.
