This individual helps hold me accountable to the action items I've listed to perform the goals I've outlined for myself (I work quickly and take massive action, so I've outlined goals taking me only into the end of the first quarter of this year).I'm constantly on YouTube looking at different videos on a myriad of topics concerning flipping, financing and real estate in general (usually this is a last resort /exhaustion type of thing. 

You'll find a ton of great resources on the site and lots of helpful, like minded individuals.

If you're buying a duplex for long-term hold, you'll get better terms if you buy as an individual rather than as the LLC.  

Riding on his coattail, I was able to attend exclusive meetings and lunches for wealthy individuals, who have liquid assets >$5MM.

The key seems to be to find a niche that we are comfortable with and that works for us as individual investors.  

-I know the individual (and gross) rents/gross income of the property. -2 of 3 units are rented, receiving applications for the 3rd. (2 units under short term remaining leases.) 

Thanks Mike,This particular individual has some severe psychiatrist issues and despite us making every effort to keep them happy, there has been no success.

You might do this analysis on the entire 75 properties, and also on each of the individual properties.
