I have the impression that clean houses in good areas priced at or below market rent will rent in a few weeks to a month in most markets... if the job market is stable.

More research and studying is required to make that a solid plan but one of our very own members is doing the Airbnb in my area and the numbers are amazingly impressive.

One thing I have not been able to figure out is what is appropriate and gives the best impression to a seller when going into a home?

I was under the impression that in Oakland you could raise the rent only after 1 year of owner occupying for 2-3 unit buildings.

My first impression was PTAC but the 1 bedroom units, the bedrooms are separated from the living space so would need two for those.

@David PtakMy impression with this forum is that there are a LOT of talkers here, and you can tell who is fake and who is really after a while...To your original question - accumulating property is NOT easy at all, at least in my experience...

I realize I don't need a permit to add the connecting wall, but I was under the impression I need permission to use the space for C of O purposes?

I used to flip 1 to 2 houses a month and now I only buy 100 to 400 unit apartment deals.I can't imagine keeping track of 13 different flips going at the same time, impressive!!
