Make sure there are no trouble makers - with other tenants, noise, etc which violate your posted rules.

Noise issues and high apartment turnover are the first things that come to mind.

Also it is near the quite a busy road and you can hear (moderate noise) cars passing by.

For example, I tell new (house hacking) tenants not to leave the kitchen dirty, not to make noise in the evening and that I expect rent on the 1st, no exceptions. 

I use all the real estate websites like Zillow, Redfin, trulia, and realtor.com because they all tell me different pieces of information, for instance realtor.com gives me an idea on neighborhood noise and crime.

The logic of not replacing a worn out rook is like having brakes squealing and grinding on your car and not fixing them because they haven't failed yet and caused you to have a wreck.

And doesnt want to have to deal with other people not cleaning up their dog mess, no noise on top of her or bottom of her. 

Doesn't sound like a quiet and peaceful place, full of partying and load noise.
