Property managers are paid a very small amount of money for their services.

Generally its likely not going to qualify for DSCR if it has any rehab, typical rule of thumb is no more than $2,000 in "deferred maintenance" or needed fixes/rehab on the appraisal inspection for a DSCR qualification. 

You can customize the payout duration and amount.

The numbers look fantastic, especially if you dont have huge amounts of cash on stand by.

I haven't researched it much but I tend to see a fair amount of listings for this type of home and am just interested if there are any regulations, rules, red flags I should know about if I decide to pursue this niche.

However, we backed out of said deal because we found out we would only qualify for a certain amount of money on a second loan that was way too low for the market I live in.

It cost us way more to do the trash out than the amount of the cash they were to receive.   

I think everyone is forgetting that there is a huge amount of people that DON'T want to live in or near a big metro area.
