I cannot run comps on property with inaccurate information, and I will not be able to determine the ARV to make a good offer.Did you verify that the seller is the owner and that the two of you are talking about the same address?

I would imagine that it's hard to entice private lenders without offering a really high interest rate given what people can get as much as 4-6% in some CDs these days where not long ago it as more like 1%.

Just because you have done it yourself before doesn't mean you necessarily are doing it in the most efficient/cost-effective way.At the end of the day, building wealth through real estate like you are thinking might be the best move, but you shouldn't just drop things that are working now for something potentially better.

They do not want to work from home every day, but also do not want to make the long commute to the office.Thus, it seems to me that there is good reason to believe that small office spaces, including for small local/regional firms, services firms, and co-working spaces near large suburbs will see a steady increase in demand with little net new supply for the next several years.
