I understand the importance of knowing specific areas well, as this would make my life easier, but I also think that with the technology we have nowadays (maps, street view, market analysis, etc), some research and a rigorous approach, this is something that could produce very interesting results.I'd like to know your thoughts, investors!

I haven't personally but I would screen them extra, and if they meet your requirements, I'd let them stay, but if they don't, I'd get a new tenant.

I definitely recommend spending some extra time estimating your rehab budget and then figuring in a good percentage extra for a cushion.

And yes, some landlords even charge extra rent for the privilege of owning a pet; say an extra $15 to $25 a month for this (we don't..yet).For a long time we didn't change any pet fee to tenants who own pets as I've always had pets and did volunteer work in greyhound rescue.
