So my next three areas of research are:(1) To what extend does insurance on a rental property protect your personal assets?

One way is the seller could add a contingency on the contract stating they can extend closing by so many days to satisfy the exchange, therefore pushing back closing from the original date.

The tenant pays $2,700/mo for 7 years lease until I extend him or move him out to live there. 

Are there any lenders that would allow this to be put on the mortgage, so that I could extend these other notes out 30 years at cheaper interest?

So basically if you bought for 4 million and 12 years left on the lease then the loan payment would extend and end when the primary lease term ends and zero balance.The ones with say 7 years left on mortgage and 10 years left on the lease can be ticking time bombs.

Apparently this is not universal law as it seems that in Michigan the best way to put myself on the same playing field for equal opportunity is by extending my contact information to multiple brokers. 

Upon letting the end buyer know that the closing deadline has been extended in case the ITIN and FIRPTA won't get on time, the end buyer threatened that they have been patient long enough and will require either:1) addendum to include an allowance for an extension of a per diem charge of $100 past the agreed upon 12 week date.or if I do not agree with this, 2) they intend to place a lien for the "executed labor" that has already been completed.Key notes are: 1) No one allowed the end buyer to do any work on the property and; 2) I just checked the property this week and there are no significant changes or improvements on it.

They are ordered to move out and sometimes strike a deal with us to extend that time which I generally go along with.
