I personally love living in a big urban area and enjoying all of the attributes of it(walkability, mass transit, culture, diversity, incredible restaurant and nightlife options, architecture, pro sports, entertainment), but I realize that's not for everyone.

Quality furnishings and a decent/modern entertainment set up as you mentioned with high speed internet for streaming movies (night time or for rainy days) makes for an enjoyable experience, and maybe a game system.

Maybe a 50k home I would entertain letting my tenants self-manage, but not in this case for obvious reasons.

As long as they have jobs in place, good credit and rental history I wouldn't even entertain the rest of the applicants unless the first applicants back out.
