@Sergey S.I doubt this is just a Canadian phenomenon.Many communities have zoning classes which emphasize single family dwellings and rather than permitting duplexes, introduce the concept of an accessory apartment (aka Granny Suite).

At the moment i am looking into some multi-family dwellings and trying to reach the 2% as close as possible. the main issue i am having is: (a) knowing whether the area is good (b) finding the previous rent for each unit can be quite difficult.I am reading like tomorrow is the end of the earth. i can see how finding the illustrious 2% property is difficult but they are definitely out there with a good $100-$200 Passive income per unit.

If the dwelling has been damaged and needs repairs that most of the buildings seem like they need.. sheetrock, flooring,insulation, wiring,  due from water damage,, which was contaminated water.. they need to also comply and give tenants notice to vacate or be fined if they don't comply..

If it's one to the outside and one to the first floor unit, then it's an in-law/family apartment, and will never rent for the full amount of rent you would get from stand-alone apartments: Would you pay full price for the privilege of giving a complete stranger 24/7 access to YOUR dwelling?
