@Nat Chan when the seller realizes they must continue, I would require the expenses  of the lawyer deducted from the purchase price.I would also do a quick inspection to make sure they didn't destroy out of a fit of rage for not getting their way.

However I do stand by one thing I said and that is that you should never tell someone that something someone else believes in cannot be acheived, because you then have the power to destroy all the hope and probably the chances of that person ever getting there.Words are powerful, so we should choose them carefuly, I am hoping I didn't offend anyone, if I did, I apologize...And thanks again for the feedback, I will be taking all your advice to reannalyze my plans.. the goal stands!.

IMHO, it is important to consider underwriting guidelines as well as the information on the consumers credit profile.Chirs M, you would think, I have worked with seasoned loan officers who have destroyed a consumers credit by giving advice that was completely wrong and caused a decline in scores and a lost deal.

I was always under the impression that as long as you pay the bills and don't destroy the house, there is no issue with someone else other than the mortgage holder living and paying the bills so to speak.

Again, be careful with both your tenants, who will destroy your property, and be careful with your property management company because their margins depend on your units being busted up and needing replacement parts they can upcharge to you (it's just part of the business).
