Because the island has 3 "accessory units" on it (in addition to the main lodge, there are 2 cabins and a livable boathouse) every Fannie Mae and Freddie Mac lender's underwriters denied the loan because of an underwriting guideline only allowing 1 accessory unit.

So very likely that when lender claims it "advanced" the taxes pursuant to some right reserved in the security instrument and adds to the balance... borrower will deny that is how things occurred, and they may be right.Idea is to protect against that possibility by getting a separate judgment lien for the taxes paid.

Many places might have 99 year leases.One of the things that makes this country great is the private property and land use laws, why chance it in another country with histories of abuses of property rights.

@Joseph Weiss here's 1 more insurance agents opinion.This is very common situation in pre 1920 properties throughout the Midwest.1 policy is the way to go. 10+ insurance companies in MI that will do this.Imagine you have a tenant walking from building 1 to building 2, then slips and falls, and files a liability claim.Policy 1 says he was closer to building 2, and Policy #2 says they were closer to building #1.Now chances are you will have the same insurance company on both, but if you don't, because you found a cheaper policy for the single family, you have just created a big problem where both companies are denying the claim.

most that ive seen were rented as an sfr/rm. i forgot to mention that im less then a mile from campus and a bus stop is in my front yard which are huge ammenities for those students in their majors trying to get away from the party scene. small family and student rentals are my intended strategy as well, specifically for the per room rates, as ive seen this strategy frquently discussed on the BP podasts and have a lot of first hand experience on the tenant side.

If your applicant says he has a service dog in training, and you have a no pets policy, you should be okay to deny the application.
