I have 9 units currently and i have only had 1 late payment since i started using it 6 months ago and he called me and gave me a heads up on the first and delivered the rent to me on the 3rd.

It has to be in person or sent in mail with a return receipt saying when delivered.

Put in your Purchase Agreement that the unit must be delivered empty at close.

I've now switched lenders to start fresh, extended my DDP and close, and re-ordered a new appraisal. 

Most of the units needed cosmetic updates including new kitchen/bathroom countertops, new tile floors, fresh paint, and some basic electrical upgrades.

I’m fairly fresh at this, but my rental is doing pretty well.
