The home is 1304 sq ft 4 bed 2 bath built in 1890.

I bought a SFR fully rehabbed. 5 bed 1 bath.

Disclaimer: I didn't look at all the figures - but it does look like you're getting the hang of analyzing a property to death.

I know about the air mattress trick that will look like a bed for the bedrooms, but are there any similar tricks for living rooms?

So keep analyzing it to death...meanwhile, investors are investing...and making money.
