After 18yrs of buy&hold, I didn't need 10 minutes of a web presence, but now reaping 68,400 gsi from my 6-units.I'm a web professional and adding that is trivial, but consumes time & effort better spent learning what NOT TO DO!

Keep the pressure on.Even though you are getting a date for the eviction, file another notice when rent is due again.You can give them a 30 or 60 day notice to "quit" if you wantThe next rent notice you file, you should have personal service, with this you can file for a judgment.I view tenants as customers, I treat them like that until they give me a reason to do otherwise.My wife manages our rental portfolio, commercial and houses, I must admit that she is more patient, kind, understanding and lot better at tenant management than me.Try not to take your tenant's comments or actions personally, this is a business.Sometimes it is better to work with your tenants, show some empathy.Tenants don't want to move or be evicted, there are always reasons why they can't pay........my bride works with them as much as she canA vacancy is expensive
