They asked for pictures after I fixed it which I did send and they were extremely happy to see the house in great condition again!

Duplex and SFR go for about the same prices, obviously depends on sizes conditions etc.

I like to  keep my properties in good condition and I appreciate a tenant letting me know there are problems so I can get them fixed before they get worse.I understand it seems to be a timing issue but at least you have a new lease instead of a vacancy. 

Hi @Sal Souza, I agree with Jason that the location, asking price, condition of the property and market conditions will all have an impact on how quickly you place a tenant. 

Don’t jump in without knowing for sure you can get the long term financing in place, or you might be forced to sell in less that ideal conditions.

Then tell them that since they informed you of this ahead of time you are offering them the courtesy of not charging them any lease breaking fees and return their deposit if they move out by the end of the month and leave the rental in good condition.

If you are not doing regular inspections and staying on top of your tenants and the condition of your properties you have no grounds to complain.

Eric,Do a pro forma based on either as is condition (if it's rentable) or as repaired.

Meaning you need to understand the title, liens and history of the property as well as understanding the exact physical condition.

However, I am looking for properties to assign or sell in 'as is' condition or fix and flip.
