Are you comfortable with this?

There is honestly a bad HVAC balance problem, but it's more something that I'm worried about wearing out my air handler super prematurely than something that they can't adjust to make their stay comfortable.

Getting one over another depends on your investing outlook, what you are investing in, how comfortable you are with variable rates, and tax considerations.

I was wondering how do you build a comfort level to purchase the property? 

It would make the house feel more comfortable and I would be able to charge a bit more for rent.

I find extra beds increase your occupancy - they could use for friend, child etc... 

Ultimately it's up to your comfort level.
