I want to start small and invest in bigger properties little by little.

Our Puerto Vallarta vacation rental will do alright for us, but we bought it with two goals in mind -- 1. investment and 2. personal use -- and I'd say the latter was an even bigger consideration for us.

You now have to deal with 10-30 water heaters instead of 2-4.From a deal perspective, you're more likely to hit your goal by starting out with the bigger unit counts.

I can send a decent resource to you that might help you maximize revenue and automate a few things.

I still would say get more quotes as I had a client do similar project on a likely bigger basement (oversized bronzeville building) for around $80k.

They will have a mentor that will work with them and connect them to resources (credit repair/employment/childcare/education/etc) so that by the time the balloon is due, the tenant will be able to qualify for a mortgage.
