Hi Nathaniel, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

"Overly expensive"?

Park improvements require a very keen understanding of 'will this expense drive my NOI? 

I've searched forums and can't find good answer. 32 Units  18 POH ave rent $950  14 lots rented at $450 ..... for NOI  after expense of 180K. 

I live and invest in Austin (and love it), but I've definitely talked with a few investors looking to San Antonio as Austin gets more expensive. 

Hardwood flooring is expensive and scratches easily.

How expensive would it be, and what could it possibly cost in return?

(have photos of events and invoices (to show your expenses). 

Should I apply the simple math of average price per sqft in the area times the added sqft? 

If not, then try DSCR which will be more expensive.
