By you automatically accepting partial rent you cannot start the eviction process.

If the title is switched to an llc......it then Automatically becomes a rental, no matter who lives in it, as an llc can not be an owner occupant(human).

If you haven't already,  have it done online.. we use cozy.co, and it can easily be verified if they pay or not, and you could stress that it can be set up to be automatic, so it's a zero stress for them!

The assumption of continuing electricity for two months is that the homeowner's account was never canceled and automatic payment was setup.Is the tenant, by law, required to pay for the electric bill from the two months?
