Construction starting at the end of this year or beginning of next will last 2-3 years at a minimum and then they have sensitive  equipment to set up which will take another couple years.

Very common scam in the US RE space today.. so do be careful what your asking for does not happen in a business setting.

I find their competitive set tool which finds comparable buildings based on actual data, quite helpful too in terms of vetting deals and providing proof of concept. 

That might limit your exposure to having interest eat up your profit and might increase your success chances by bringing on complimentary wisdom while you hone your craft.

I am also a general contractor in my area so setting up a scope of work and following it won't be hard plus I can pay myself for oversight and any work done in the process.
