As I am earning relatively well in my job I can afford to service the 15 year loan and the debt is being paid down relatively quickly.

Anyways, I was attached to 3/10 out of Camp Lejeune NC and before we deployed I stopped at the PX to look for some investment or personal finance books and I came across some book series called Rich Dad Poor Dad. 

I had a quick question, what is the criteria you look for in property?

Ive read Rich Dad Poor Dad a few years back along with the Richest Man in Babylon.

The deal calculators are amazing and will help you identify a good deal rather quickly.

@Kim Meredith Hampton Kim, sorry to bother you but have another quick question and wanted to see if you had any information on it. 

Even if you get a wholesaler or flipper in her area to quickly purchase from her, you don't want her to get taken advantage of. 

Once a property was listed, it was like a meat was threw to a pack of wolfs, it would be gone quick!!!!

Obviously before you do any of that you would need to see the rent roll and the T-12, and do a quick analysis of the numbers.

@Jaron Walling thank you for the quick response. of course any deal might be different, and one neighborhood might present better opportunities  then another, i was wondering why when i searched for information about the city, i found multiple sources showing a price forcast which does not look good. do you have any opinion on that matter?
