He said several of his clients own rental units to 'create' a passive loss...depreciation, etc that gets counted against taxes, while the passive income doesn't get taxed in the same way that regular income does.

I want the course to have at least 20 pages of frequently asked questions by people just starting out.I'm afraid that when I order the course the "forms" that they will give me will not apply to my state.I don't know how to add weasel clauses to a regular contract for my state.

If you mean the former, get is cleaned up, fixed up, and priced better than anything else on the market, and it will move.Short of subdividing it, there's no way you can sell part of it.

The guys I had hired to clean out the apartment then took these items to 'who knows where'.Said tenant has now sent me an informal letter stating that he has gotten back on his feet after a divorce and now has the means to properly and legally sue me for improper eviction proceedings and theft of his personal property. he states he has spoken to several neighbors who will attest to the fact that his property was loaded into a truck and stolen. he also states that he documented with witnesses several calls he made to me asking where his things were and if there were any storage fees involved.

I've looked at numerous properties, including two last weekend with tenants in them.If you want specifics for the local situation, google for landlord/tenant laws, or tenant advocates, or similar terms, along with the town or state.But, I seriously doubt you can prevent showings or other access to the property.Note that you're not under any obligatation to clean the place spic-and-span like an owner who's trying to sell their house would.
