Said differently, as an investor buying and selling for my own interests, it was burdensome and even occasionally confusing to the other party.You have to park your license at a broker. 

@Shawn Ackerman  not me   follow Joel Owens on this site he is the one you want to learn fromI am a developer /  builder/ lender  :)  I have not sold real estate retail in many years although we do help an occasional BP client buy here in PDX.. my wife is a broker she lists all our new constructions we are selling here in town..

I occasionally have someone try to negotiate but this is not something I am willing to budge on. 

Outside of real estate I am a financial advisor who specializes in 401k retirement plans and occasionally crosses over into IRA's when it makes sense and I see people working against their own self interest every day. 

Most property owners understand that tenants can occasionally go through a rough patch with jobs, health, etc.  

And an occasional progress pic here and there.

I'm a cop in Oregon and deal with this occasionally.

I can't speak for Toledo, but here in Houston, there's no way you're not going to see the occasional bug in the house.

You will occasionally get bad actors, it's best to head those off and eliminate them as quickly as possible.
