Yeah at the time I was a foreman on a construction crew for a local contractor/my beat friend and mentor, so I had a truck full of all the tools, access to leftover materiels needed as well as a significant amount of experience so yes I personally added a second bathroom and as far as the 5th bedroom goes, it was just a matter of putting a door on the "living room".

.- Use a good attorney for the paperwork that has experience with seller financing transactions.- Do your due diligence: you want to make sure the property isn't full of problem tenants or code violations, and the seller is just using the financing to dump their property and problems onto you.Hope that helps!

@Basit Siddiqi is exactly right that Philadelphia / NJ has some unique reporting headaches that are often screwed up, so whoever you work with, gauge their experience working in numerous jurisdictions, or their teams access to those subject matter experts.Those in the construction world and rental world open themselves up to some substantial opportunities from a tax planning perspective, but also need to be sure they thread the needle carefully on the real estate professional rules to actually qualify for them.

I understand it depends on the township, and when I look up certain ordinances it seems they only address residential buildings ( 1-4 units) needing a permit, primary residence, etc.Wanted to see if anyone out here has had experience.
