Most have doubled or tripled in value since I bought so I want to tap the cash and wait.

In WA, it's a one-step process to make it official. 

I was intending on purchasing one immediately after closing, but our lender is telling us to wait at least a week (??) 

In light of all this, I'm wondering if I'm overanalyzing or waiting around for something that may not come?  

Wait a second...I re-read your post, you save $25K every 3 months?   

It's easier to systematize investor relations with commercial real estate where much of the communication is a similar message to hundreds or thousands of investors...than it is for a 3rd party PM to communicate disparate information with the same number of individual investors. 

Alternatly, if you wait longer, 1 year if I recall, you can do a cash out refi, assuming the property has enough equity.

He was saying something about putting it in the local paper and wait for a response from missing heirs?

Idk what sq footage you are looking at, but paint and flooring will run several thousands of dollars.

I will wait to hear from the more experienced pros as well.
