The answer is yes you can and I have done this as well to buy one of my fourplexes I did a cash out refinance on my acura to get part of the down payment capital.These funds are considered secured debt (backed by the pink slip on your car) so you can use them in a lending transaction.The key distinction with secured debt versus other debt or unsecured loans (backed by nothing but verbal/signature/ you/ etc) you can use them as permissible funds for down payment or closing costs while the later you cannot unless you season them in your account for 1-2 months minimum so it becomes a timing and planning issue (unsecured loan/debt).Also the other thing to consider is how this car loan will affect your debt to income or DTI.

Would appreciate clarification on best determining my dwelling versus land value for depreciation:-    Purchased first duplex - Early April 2018 - $369,000 - California-    New Tax Assessment received assumes $143,541 (Land) and $225,459 (Fixtures)-    However, while my appraisal gave the sales comp approach the most weight in determining value, the Cost Approach was second and had the following breakdown:      "...Site value was determined by a review of assessors tax records for land value and was determined to be the most effective as there were no recent lot sales.

You might find great contractor who gives you good prices versus one who looks like great price but he will use shity materials.I have learned if you will try to BRRRR this that adding an extra bedroom and bathroom inside an existing footprint will bring extra value especially going from 1/1 to 2/2.

I suggest you1) go through some of the older posts on BP to read up on the topic2) start in the middle: 50/50 and then go the amount of responsibilities versus capital invested and move the percentages between the partners based on that.My best!

Usually if you are adding water service points like a dishwasher or extra bath or laundry the city will want a larger 1.5 inch water line to feed all that ne water demand versus whats lilely an old lead .75 inch pipe there now.
