We routinely put 5%+ EMD on properties < $500K.  

Whatever investments that make you feel uncomfortable or keep you up at night, sell them.

The presence of their emotional service animal throughout their daily routine will increase their sense of confidence and will serve as a way of increasing emotional regulation throughout their day, as the benefits of having service animals present have largely been substantiated in the scientific literature. ___________’s dog will provide a sense of continuity in their surroundings as further support during the present period of emotional upheaval.

Since i routinely do  these things wrong and then do them right for awhile, I know it makes a difference.  

Also thinking I *might* be able to hold onto this as a rental in the long term if the numbers really make sense, but still really uncomfortable doing that knowing that I can't sell it to anyone but a cash buyer down the road.

I also don't like having them on auto-pay since I routinely pay the mortgages at different times throughout the month as the rent checks come in. 

If you are uncomfortable around it don't accept it.  

Let's pretend we're in NYC, where rents for studios routinely run $3000/month. 

On the other hand, I acknowledge all offers, let the buyer's agent know should the seller wish to counter or reject I will also forward that immediately, and forward them to the owner....but if a buyer's agent tries to "demand" a response, and starts the "I'll call your broker routine" I remind them that the owner is not obligated to respond, I'll forward it if he does, here's my broker's cell number, but in the mean time you're going to the bottom of the callback list and "have a good life", in other words.....
