I would also like to read more business books this year and start forming an idea of what a sustainable real estate business looks like for me, putting a plan in place, and start taking action within that plan.

Agree with @Frank Wong The little/ no money down business is a great podcast story but,Remember you need to purchase a property/operate a property/sustain it/hedge against faults/hedge against anything else. 4k isn't it.Learn and gain more capital.

There will be goals beyond that, but not all will be dependent on real estate exclusively.Initial goal: 2-6 unit property that will meet sustainable cash flow objectives, possibly obtained via FHA 3.5% down payment - obtained within 6-18 months.

In Canada our prime minister has increased immigration to a level that is not sustainable. 

In 2021 more want New healthy Sustainable living with Electric Vehicle charging and will pay $300 in rent more here than same-size units without Solar and EV charging.

I have no desire to live in one of the units, as I want it to be completely self-sustaining. 

By evaluating the presence of a value creation catalyst, focusing on modest appreciation, considering affordability, and analyzing the rent to value ratio, we can identify markets with strong potential for sustainable growth and profitability.Happy investing!

That's something nothing outward can bring for a sustained period of time.
