I currently make about 65k-70k/yr at my W2 and have run a small mowing company for the last 7 years which makes me another 12k/yr. 2 years ago I discovered bigger pockets and have been absorbing as much information as possible since then, reading every book they have published and listening to nearly 300 episodes of the real estate podcast and every episode of the money podcast.

There are some ways to accelerate that path we could discuss.On Bigger Pockets there are different "camps" of believers that you will discover.

Hi Ty, I'm new to investing too, so I'll probably not be the best adviser right now, however i'll tell you what has worked for me and given me early wins so far: Study, Learn, Gain Knowledge, Absorb as much as you possibly can.

The experience I've had thus far is talking to lenders about it and discovering that it's currently suspended until further notice (due to COVID-19). 

We have studied this and most of the energy loss comes from the floor vents, the windows and doors and even the outlet covers.

I've studied for several years and am ready to make a move. 

I tend to have a hunger for knowledge in the field I’ve decided to place my energy into and it’s not uncommon for me to stay up till 3am studying some aspect of the field only to wake up by 8am and continue the learning process.

I believe BP did a data study and provided their results.
