Some investors just want a property that cash flows and they don't care about the location and others want to invest in a location where they like to visit or eventually would like to retire.

My fiancé's mother lives in Lovell Wyoming and has decided to retire and relocate to Florida with her new boyfriend.

I have ROTH IRA accounts that I could pull 10000k tax free from tomorrow if I chose to I have 30000K in savings roughly My current rentals together cash flow together gives me $1250/month ( this would take to long for me to build up more money in my opinion) I also have the ability to augment  my income at work through overtime I also have enough in retirement accounts to cover the 6 month PITI reserve requirements that lenders require for probably at least more 8 homes 

The upside is we have been a stable market in the worst economies and we are continuing to grow as we have been #1 city in the nation for one reason or another almost every year after the last decade.

I also notice that my clients that do this are older folks, and just need supplemental income for their retirement.

Just don’t plan on the cash flow retiring you.

At some point most of us want to move towards the retire part of our lives.

I want to get an investment property because I like the idea of leverage and I guess in 25 years i'll have a small cash cow or I can sell the entire property for a lump sum and use that to help fund my retirement/other plans. 

We are aiming for the nicer parts of flint with clean water, good schooling, and stable infrastructure. 

Some people like self managing and they want a dozen or two houses to pay for their retirement.
