I'm looking to use my VA Loan for the first time to purchase my first property.

AirDNA is good if you pinpoint a specific area where MTRs are more dominant.

,This situation might be very specific but I am needing help solving this issue.I have someone who would like to sell me their Airbnb House they currently have it under a VA Loan with the Local housing authority. it is assumable but would require me to put more down and would limit their use of the VA Loan until i refinance out of it.the Local Housing authority has been calling mortgages due to anyone they find that are owner financing homes while still having an active mortgage from them on. 

The purchase price is $5,300,000.

Ultimately, choosing the right PM comes down to figuring out what your own specific goals are and then aligning those goal with the right PM.

  - They can be exclusive with named exceptions (e.g. "... pay you a commission for any purchase I make unless the property is one of these specific properties I'm already aware of or for properties brought to me my someone on a specific list of other agents I'm already working with)

Are there any specific things I should double-check or potential issues I should be aware of?

Vegas has pretty tight restrictions on STR it would be interesting to see how many homes are actually available to purchase there.
