I am in the Springfield, Oregon rental market.....shooting-from-the-hip analysis:  $500K owner-financed triplex sounds like it is likely a good deal.   

If the terms sound too good to be true, something does not feel right, or it’s not right situationally, it make not be legitimate.

In that sense, the more profitable investments are the least risky, even though this might sound counter-intuitive.Finally, an agent can help you access opportunities that you might otherwise not know about, since there is no MLS.

On the other hand, many of my multifamily investors are running from California because of the pro-tenant laws, especially those new ones taking effect this June of 2024.
