I cannot honestly call them laws, because I firmly believe only the United States Congress has the rights to coin laws here we are having 10,000 agencies each of which issues, illegally If i may say, a ton of those per year.

Sue K.The issues with signing a lease, say a month before move in with just a deposit, is that of they don't pay the first month rent, they have a lease and are a tenant and have the right to occupy it until you go thru the eviction process.

Unless you meant to say a used gas stove in the first place ...This is the sort of thing that my lease renewal letter would have as option #3 for renewal, where I give the tenant a choice to get something they want to entice them to renew (and bump that rent up of course).

I use Trans Union and Experian and I'll share my thoughts.Life gets messy and we can see it in the CR reports.Fico is interesting but is not as they say 'a leading indicator', it trails reality.Prior settlements, BKs and write-offs, 2-3 yrs back, ignore'm What happened prior  years may establish concerns, but to me the 30,60,90 days  past due are my primary focus; this is the applicants 'current life' - - how much of it do I want?

@Fred Heller Thank you for your inputThat is what i have in mind. i think that with more than a duplex . say a TRI or FOUR, the cost of out of pocket would be much less if any. but its all about the numbers for me. if i could get a better deal for a duplex, i would not mind coming out of pocket to make it work.
